Last few days, I was told that Jalan Kuching has been one of the favourite area for expatriate to stay. There are reasons for that:
1. Living in Mont Kiara is undoubtly luxurious. However, u need to pay a higher rental or selling price. The market value of condominiums in Mont Kiara is more than RM400 psf at least. On another hand, condominiums in Jalan Kuching is less than RM300 psf. Rather than buying condominium unit with expensive price, expatriates have changed their targets to other area that cheap yet high-end.
2. Jalan Kuching is almost central between Kuala Lumpur and Mont Kiara, if you like these two areas. It is convenient for you to travel to expatriate areas such as Seputeh, Damansara Heights, Bangsar and Bukit Tunku, if you have friends staying there and to visit.
3. Sri Putramas II or Royal Domain, a new condominum developed off Jalan Kuching has received good comments from owners and tenants for its layout design and quality although it was developed by infamous developer, Mayland.
However, I found out that there are several problems that exist for long time. From many perspectives, we would assume that a property is good for staying. However, we really to study before we go for purchase or rent. The problems are:
1. Bad traffic congestion due to poor road planning.
2. As a new condominium called Royal Regent is coming soon, it is believed that the traffic congestion would be worse.
3. Insufficient of carparks leads to illegal carpark outside of condominums off Jalan Kuching like Antah Tower, Sri Putramas I and II.
4. Poor and narrow road structure and shared by many condominiums, leading to serious traffic congestion.
5. The train railway is near by to the condominiums, leading to noise pollution as the train passes by.
6. As Sri Putramas III is under construction now, the noise pollution is worse.
